Tenants

At Matchmaker we pride ourselves in finding the perfect match for our tenants. We go that extra mile to ensure that our future tenants will feel secure, appreciated, and listened too. We offer our tenants their own individual online portals where they can schedule one-time rent payments, automatic rent payments, or simply create a reminder email to be sent. On their tenant portal they also have access to online maintenance request forms that can be submitted 24hrs/7 days a week for any issues that may arise with the property so that we can handle it quickly and efficiently. For emergency issues we provide on-call staff that responds day or night. Here at Matchmaker we know how important our tenants are!

Rental Payments

The rent is due on or before the first day of each month without demand. Rent can be submitted online, mailed or dropped off at the following address:

Payments sent through the mail are at the tenant's risk. The tenant acknowledges that early mailing will be required for rent to be received on time. Late fees begin occurring if rent is not received by the fourth day of each month.

Move-In Inspection Reports

This report will be given to you upon move-in to complete. This report is very important and should be filled out accurately and carefully to ensure what the properties condition was prior to move in. At the end of your lease this report along with our internal documentation will determine if there are any variations that will be assessed on your security deposit claim.

It is very important that, after you complete the move-in inspection report, you return it to Matchmaker within 48 hours of your lease begin date. Be sure to retain a copy for your records.

Inspections during Your Tenancy

During the course of your tenancy, your Property Manager may inspect your property. Matchmaker Realty Property Management will contact you in advance and provide adequate notice.

Repairs and Maintenance

All requests for repairs are best reported via our website.

Submit your maintenance request by going to the Online Maintenance Request page.

In the event emergency maintenance is needed, call Matchmaker at 352-872-5050 24 hours a day, 7 days a week.

Your Property Manager will attend to all non-urgent repairs within one business day; however, in most cases it is necessary to obtain the owner's approval before any work can begin.

Keys

Matchmaker Realty Property Management, Inc. will retain a duplicate key in a secure location at our office. MMPM retains a key to gain access in emergency situations.

Insurance

The owner's insurance coverage on the property does not extend to cover your personal belongings. We strongly suggest that you take out Renter's Insurance to cover your personal belongings against fire, theft, flood, and other perils.
